The report was produced with the participation of more than 100 entrepreneurs from 18 European countries.  <\/span><\/p>\n<p>[\/et_pb_text][\/et_pb_column][\/et_pb_row][\/et_pb_section][et_pb_section fb_built=&#8221;1&#8243; _builder_version=&#8221;4.9.6&#8243; background_color=&#8221;#ffffff&#8221; custom_padding=&#8221;||0px||false|false&#8221; global_colors_info=&#8221;{}&#8221;][et_pb_row _builder_version=&#8221;4.9.6&#8243; width=&#8221;50%&#8221; width_tablet=&#8221;60%&#8221; width_phone=&#8221;80%&#8221; width_last_edited=&#8221;on|phone&#8221; module_alignment=&#8221;center&#8221; custom_margin=&#8221;1.1%|auto||423px|false|false&#8221; custom_padding=&#8221;0px||0px||false|false&#8221; global_colors_info=&#8221;{}&#8221;][et_pb_column type=&#8221;4_4&#8243; _builder_version=&#8221;4.4.1&#8243; global_colors_info=&#8221;{}&#8221;][et_pb_text _builder_version=&#8221;4.14.7&#8243; text_font_size=&#8221;18px&#8221; text_line_height=&#8221;180%&#8221; header_2_text_align=&#8221;left&#8221; header_2_text_color=&#8221;#af0011&#8243; header_2_font_size=&#8221;20px&#8221; header_2_line_height=&#8221;1.2em&#8221; header_3_text_color=&#8221;#000000&#8243; header_3_font_size=&#8221;18px&#8221; hover_enabled=&#8221;0&#8243; text_font_size_tablet=&#8221;14px&#8221; text_font_size_phone=&#8221;14px&#8221; text_font_size_last_edited=&#8221;on|phone&#8221; text_line_height_tablet=&#8221;&#8221; text_line_height_phone=&#8221;&#8221; text_line_height_last_edited=&#8221;on|phone&#8221; global_colors_info=&#8221;{}&#8221; sticky_enabled=&#8221;0&#8243;]<\/p>\n<p><span style=\"font-weight: 400;\">Some of the key findings from the report:<\/span><span style=\"font-weight: 400;\"><br \/><\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">It is estimated that by 2021 there were 5,173 self storage facilities on the market in Europe with a combined capacity of 11 million m2.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">The largest ten operators (Shurgard, Homebox, Safestore largest 3) in Europe represent 18% of the number of self storage sites and 37% of the available self storage capacity.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">The six main FEDESSA member countries (En, Fr, Spa, Ned, Dui, Zwe) host 78% of all self storage sites.  <\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">The average rent in Europe is \u20ac268.74 per square meter per year, up 7% from last year.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">The average occupancy rate in Europe rose from 79.8% to 81.5%.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">Almost half of the facilities had an occupancy rate above 85%.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">The percentage of rent arrears of more than 30 days fell from 8.7% in 2020 to just 3.7%, despite the impact of the COVID-19 pandemic.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">Operators remain optimistic about their prospects, with 86% of those surveyed expecting to make more profit in 2022 and 72% expecting higher occupancy rates.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">Construction is underway on 104 new sites, 53 are still in the planning stages.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\" aria-checked=\"false\"><span style=\"font-weight: 400;\">The number of employees per branch continues to decline.
